CUSTOMIZABLE SERVICES

  • Tenant Screening and Lease Documents

    $450 Residential

    $750 Commercial


    Our process ensures your tenants are responsible and a great fit for your specific property.



    Includes:

    • Verifying Application, Employment, Income, and References, Detailed Credit Report Includes: FICO 8 Credit Score, Confirming SS#, Civil Judgements, Tax Liens, and Previous Bankruptcies.
    • Litigation Report Includes: Civil, Criminal, Domestica, Mental Health & Probate. 
    • We prepare, explain, and have tenants sign: Rental Agreement/Lease (We use the most current standard CAR lease form, addendums, booklets, etc. which was updated on 6/2024).
    • We collect: Security Deposit and First Month’s rent.
    • We only charge for approved tenants after the signing of the Rental Agreement/Lease.
  • Marketing & Tenant Screening with Lease documents

    1/2 Month's Rent 

    (minimum $900 charge)


    If you still want to manage your own property, but do not want the hassle of marketing and showing it, let us handle that challenge for you!



    Our fee Includes everything in Tenant Screening and Lease Documents plus:

    • We take high quality photos of your property, including Matterport 3D scan and Matterport 2D Floorplan.
    • Advertising your property across 40 different websites.
    • Pre-Screening all prospective tenant inquiries to ensure they meet the minimum requirements, before we schedule a property tour.
    • Scheduling and Showing the Property in person by our licensed agents, no self guided tours.
  • Full Management: Starting at 5.5% of the rent collected!

    We offer full-service management including maintenance, tenant communication, and accounting.



    • We collect the monthly rent.
    • We send landlords detailed monthly statements, and receipts of all work completed.
    • We professionally prepare all legal notices and rent increases at no additional charge.
    • We take care of all necessary repairs with no vendor markup. Our competitors charge 10%-20% markup on all work orders.
    • Fully Transparent Fee Schedule: Annual Fee of $48 per door which covers Technology Costs and 1099/Year end summary Issuance. Make Ready (project management fees) are based on project cost; $0-$5000 in expense $250.00 fee, $5001-$10,000 in expense $500.00 fee, $10,001+ expense 7% fee. We do not charge any other fees, No trip visit fees, no fees during vacancy, and  no lease renewal fees.
    • We can facilitate the make-ready should your home/unit become vacant(additional charge).
  • Brokerage Services

    Our team of licensed agents can provide support for buying and selling San Diego County properties.
